Welcome to Amber Fields! As the proud owner of a home here, you automatically become a member of the Amber Fields Management Company Limited (AFMC). This company exists to manage and maintain the shared spaces within the development, and every homeowner has a say in how things are run.
To help you settle in, here’s a quick guide to your rights and responsibilities.

3. About Amber Fields Management Company
Amber Fields Management Company Limited (AFMC) is a non-profit company set up to manage and maintain the communal areas of the estate on behalf of all homeowners. When you purchased your home, you automatically became a member of this company.
4. Your Rights as a Homeowner
- You are a Member of the Management Company.
- You can vote on important matters, attend meetings, and help make decisions about the upkeep of Amber Fields.
- You have 1 vote per property you own.
- You can appoint someone (a “proxy”) to vote for you if you can’t attend a meeting.
- You’ll receive notices about meetings, decisions, and other relevant info.
- You benefit from the upkeep of shared areas (like gardens, pathways, lighting, etc.).
5. Your Responsibilities
- Pay your service charges on time — this covers the cost of maintaining shared areas.
- Follow the rules and decisions made by the company.
- You won’t be able to vote at meetings if you haven’t paid your charges.
- Keep your contact details up to date so you don’t miss any important notices.
- If you sell your home, your membership ends automatically.
6. Annual Service Charge
Estimated* cost per household (2025): £301.70 per annum. This covers grounds maintenance, insurance, repairs, and management services. Payments due per agreement January (£150.85) & July (£150.85)

7. Role of HML (Managing Agent)
HML handles the day-to-day management of the estate, including inspections, contractor oversight, service charge collection, and resident communications.
8. Becoming Involved: Resident Directors
Residents can stand as directors of AFMC to oversee estate management and ensure transparent use of service charges.

– Membership is not optional.
– Follow covenants regarding property appearance.
– Communal areas are owned by AFMC.
– Service charge details are available on request.
– Non-payment may result in legal action.
