      Amber Fields Management Company Limited (AFMC) is a non-profit company set up to manage and maintain the communal areas of the estate on behalf of all homeowners. When you purchased your home, you automatically became a member of this company.<\/p>\n\n\n\n

      4. Your Rights as a Homeowner<\/strong><\/p>\n\n\n\n

      • You are a Member of the Management Company.<\/li>\n\n\n\n
      • You can vote on important matters, attend meetings, and help make decisions about the upkeep of Amber Fields.<\/li>\n\n\n\n
      • You have 1 vote per property you own.<\/li>\n\n\n\n
      • You can appoint someone (a \u201cproxy\u201d) to vote for you if you can\u2019t attend a meeting.<\/li>\n\n\n\n
      • You\u2019ll receive notices about meetings, decisions, and other relevant info.<\/li>\n\n\n\n
      • You benefit from the upkeep of shared areas (like gardens, pathways, lighting, etc.).<\/li>\n<\/ul>\n\n\n\n

        5. Your Responsibilities<\/strong><\/p>\n\n\n\n

        • Pay your service charges on time \u2014 this covers the cost of maintaining shared areas.<\/li>\n\n\n\n
        • Follow the rules and decisions made by the company.<\/li>\n\n\n\n
        • You won\u2019t be able to vote at meetings if you haven\u2019t paid your charges.<\/li>\n\n\n\n
        • Keep your contact details up to date so you don\u2019t miss any important notices.<\/li>\n\n\n\n
        • If you sell your home, your membership ends automatically.<\/li>\n<\/ul>\n\n\n\n

          Estimated* cost per household (2025): \u00a3301.70 per annum. This covers grounds maintenance, insurance, repairs, and management services. Payments due per agreement January (\u00a3150.85) & July (\u00a3150.85)<\/p>\n\n\n\n

          7. Role of HML (Managing Agent)<\/strong><\/p>\n\n\n\n

          HML handles the day-to-day management of the estate, including inspections, contractor oversight, service charge collection, and resident communications.<\/p>\n\n\n\n

          8. Becoming Involved: Resident Directors<\/strong><\/p>\n\n\n\n

          Residents can stand as directors of AFMC to oversee estate management and ensure transparent use of service charges.<\/p>\n\n\n\n

          9. FAQs<\/strong><\/p>\n\n\n\n

          – Membership is not optional.<\/p>\n\n\n\n

          – Follow covenants regarding property appearance.<\/p>\n\n\n\n

          – Communal areas are owned by AFMC.<\/p>\n\n\n\n
