Amber Fields Management Company Limited is responsible for managing and maintaining the Common Parts of the Amber Fields Estate, as specified in clause 8.3 of the transfer deed.

These responsibilities include:

1. Maintenance & Repairs
• Keeping the Common Parts (such as open spaces, landscaped areas, tree belts, balancing ponds, bin collection areas, etc.) in good condition.
• Repairing, renewing, cleaning, and cultivating these areas in line with good estate management practices.

2. Lighting
• Ensuring the Common Parts are properly lit where appropriate.

3. Financial Management
• Paying all rates and outgoings on the Common Parts.
• Determining and collecting Service Charges and Interim Payments from property owners to fund the estate’s upkeep.
• Managing reserve funds for future repairs or enhancements.

4. Insurance
• Arranging public liability insurance for the Common Parts and handling claims where applicable.

5. Compliance
• Complying with planning requirements, including obligations from the Open Space Management Plan and Planning Agreement.
• Managing health and safety compliance and responding to relevant authority regulations or notices.

6. Administrative Duties
• Employing or managing agents, surveyors, or professionals to assist in estate management.
• Enforcing rules and covenants relating to the estate, and charging property owners for enforcement costs if necessary.

7. Restrictions on Property Transfers
• Property owners must notify the Management Company before selling and ensure the new owner joins the company and signs a deed of covenant (clauses 8.2.4–8.2.6).
• The company must issue a certificate confirming compliance with these provisions for the sale to be registered.
